Todays buyer is in for a real estate buying treat. Unfortunatley, that can be at the sellers expense. The best way to get top dollar on your home sale is to make sure you are the "best dressed" house in your market and that you are priced "AT MARKET".

The days of slightly overpricing in hopes that you will get that one buyer that "has" to have your home are a thing of the recent distant memory.

Todays buyer is wanting the nicest home possible for the least amount of cash. In our economy, people are cautious of pulling the trigger on a $30,000.00 automobile much less a $150k home. Buyers are fewer and far between and real estate is like any "supply / demand" product.
